Finally, Rental Housing - 718 North Rd, Gibsons
Updated October 2022. CityState introduces an innovative mass timber rental housing building, only 6 km from the Langdale ferry terminal, main point of entry to the Sunshine Coast. The site is already zoned for the proposed use and within an area designated for growth in Gibsons’ Official Community Plan (OCP).
We met with a lot of residents and community groups over the past year. We developed a thoughtful program with units ranging from 600 sf to more traditional townhouses in the 1,100 sf range. Gibsons is experiencing a rental housing crisis. Located near schools, transit and community services, this project offers amenities and housing that address gaps identified in the Sunshine Coast Housing Needs Report.
The need for rental housing has emerged as a critical issue in the community in the past few years. Stories abound about qualified nurses, paramedics and other front line workers accepting a job offer, then unable to move to Gibsons because they could not find rental housing they could afford. When this happens, the whole community suffers the consequences.
Regarding land speculation, this excerpt from a July 2022 Coast Reporter article explains what's happening on the Coast. “This is my home… you are asking people to give up their quality of life for millionaires to have their third home,” (click to the left for full article).
CityState has projects in the Lower Mainland and the Sunshine Coast. Purpose-built rental housing in locations like Upper Gibsons near transit and services, is a long-term solution to the current housing shortage.

Public outreach
Three of our neighbours are a BC Hydro sub-station, Telus utility building and a vacant lot. We will be reaching out to neighbours to the East to explain how we created a buffer wider than the minimum setback required. We also propose 2-storey townhouses near the East property line. This new project includes 5 commercial retail units on the ground floor, along North Road. It also includes a daycare, playground and community garden in a landscaped courtyard.
